The financier acquired a more modest island - the Little St James - originally in the late 1990s, but subsequently obtained the larger adjacent island in the year 2016 for a sum of $22.5 million.
These photos indicate he had drawn up plans to transform the substantial island by building homes, an open-air theater, an submerged workspace and a reservoir.
Marked on the plan is Pillsbury Sound, a waterway in the US Virgin Islands, indicated on the south-eastern section.
The architectural drawing is covered in handwritten red notes and contains a notes section identifying distinct sections of the land.
In addition to the main plan are what look to be nine other property layouts and engineering blueprints, featuring designs for marina coverings.
